@@Mario55555 Underwhelming when we look at the national builders. They do not have a lot of those move up builders that you would expect (Pulte, David weekly, Taylor Morrison etc.) MI has Hawthorn Ranch, which I think we could get some great deals on before the end of year. On the custom builder side, Lakeland is amazing. Some great local custom builders.

@@moreflahomes thanks for the feedback! Do you expect this to change? In other words, do you see it being a possibility that more new construction communities invest in Lakeland at similar scales to the volumes of the outskirts of Tampa or Orlando? I just find it interesting that Lakeland is well situated between Tampa and Orlando yet most of the new developments seem to still be in those cities' respective counties and not much investment is happening in Polk. Would you agree?

@@originalk9111 what makes you think the market is overpriced by 30%? Plus do you really think there is going to be a 30% drop in prices? Or go back to old prices of 2019? Even if florida has more supply there is only going to be a nominal correction but not a full correction because we are about to have rates drop because at the end of the day it comes down to the monthly payment. If the rates come down and a person can afford it they will buy it.

Make sure they aren't built like garbage

Which they all are these days!!! Plus it will always have drastically increasing insurance rates, if only to cover damage to other home and business owners who end up in the paths of the increasing number of storms damaging ever increasing numbers of new residents and businesses being over-built all over the vulnerable state of Florida! Plus ever increasing property taxes by large percentages! Plus most new neighborhoods are forced to be in an HOA, increasing your costs forever, thwarting your liberty to make your own decisions about how to decorate and use your own property, and increasing the chances to lose your house some day in the future to not only the bank, but also to your HOA!! This man is just desperately trying to drum up business so he can still make commissions off of people who he cares not if you may come to regret purchasing poorly built new homes in a overcrowded vulnerable state that you may not be able to find a new sucker to sell to when you realize you want, or worse yet, need to sell to survive financially!!😅​@@ralphpal

Are you asking about these in particular? if so we would first work to maximize your concessions (Money that the builder can contribute to cover your closing costs and buy down your rate). Next is adding more upgrades to the home (appliances, window treatments etc.) then attack the price... preferably in that order.. this is surface level with us.

That is some of the realest prices of advice that we’ve seen. Communication with the builders and the lender is typically bad, at times non existent. We’ve had a few clients go the private lender route. And even if you love the home, you should leverage other builders. It sounds like your representation fumbled the ball on those things?
