      Thanks for your question! The Heritage community (which has a phase in Rolesville) has greenway access. In addition, Granite Falls does as well. There are plans to extend Rolesville's greenway access quite extensively. Here is a link showing where the greenway is planned, and its current location (www.rolesvillenc.gov/parks-recreation/parks-and-facilities/greenways).     I'm looking for doublewide mobile homes, or one story brick homes in Rolesville. My income is limited, so I can't really afford any of those homes you showed. Plus, I can't handle stairs. I'm thinking my move will maybe a year or two into the future.

      Thanks for the comment! Based on 10 year Benson home appreciation percentages, I'd say yes, homes in Benson (like most of the Triangle area) will hold value and have positive annual home price appreciation. Going back to January, 2019, the median price of a single-family home in Benson was $189,900. today the same home will cost around almost $357K, an increase of 47%. I believe the rate of increase might actually be better in Benson (and Johnston County overall) due to the influx of people moving from Raleigh to it's outer suburbs.       Angry shiba, thanks for your comment! Traffic is coming regardless of new development, so I’m not sure how to respond. A town/community is either growing or declining. Quality of life is pretty subjective. Many people are going to hate development no matter what, while others like new dining options along with other new amenities. My goal is simply to provide information and let my viewers decide how they feel (and your opinion matters a lot, for which I’m very appreciative you took time to view and comment 😊).     I am a native of Benson, NC, and two years ago I moved to Raleigh. I could not be happier, it feels like I fled a third world country. Benson being "suburban" is a big overstatement. Clayton counts as suburban, and maybe Smithfield counts as suburban now, but although Benson is (only in the past few years) starting to see more development, it has a long way to go before it counts as "suburban".Yes, it's only 30-40 miles to Raleigh, but it feels worlds away. The pace of life is zero. People here are usually very introverted, and if you're single, expect to stay single because most people are married with children by their early twenties. Personally, I don't want to have to drive 30-40 miles to be in civilization. It's doable if you have a vehicle, but unless you work in Raleigh, you're probably not going to spend most of your time there, because gas isn't free. With all that being said, if anyone chooses to move to Benson, I encourage them to go right ahead. The reason I say that, is because if people keep moving here, maybe in 20-30 years, Benson will be at least as developed as Clayton, and not such a backwards third world town. I don't live here anymore, but my family refuse to leave, so if I have to come back to Benson to visit, it would be nice if it actually was suburban.

      LIbertad, thanks for your comment! My wife is actually from Benson (technically from an area south of Benson called Meadow). Yes, the area is definitely not going to be for someone who enjoys a big city feel (like myself). However, for people more like my wife, the area is great, especially if you want bigger yards, more space, less traffic, and more home affordability. The area is definitely growing, with more new home communities popping up. Once the population grows along with these new communities I think you'll start to see more and more amenities (like shopping, dining, entertainment, etc) come with it. It's great you were able to move to Raleigh that's definitely 180 degrees opposite Benson, but yet you're still relatively close to your family. Did you move inside of Raleigh city limits, or are you in one of Raleigh's Wake County municipalities?

      @@MichaelSanders I currently live within city limits, just off of Capital Blvd. It's been a great experience, tons of shopping and dining, within a very reasonable commute to Downtown and Triangle Town Center mall. Some people say crime is more of an issue around Capital Blvd, but I haven't have any issues.

      Mike , both Raleigh suburbs of Wake Forest and Rolesville , have grown up and changed so much , in the 10 years since I left Raleigh . I remember the last time , I drove through downtown Rolesville , and said to myself : self , downtown Rolesville has SO MUCH POTENTIAL , just simply because it's right next to Wake Forest . Wake Forest's boom/explosion , has literally done wonders for Rolesville : especially since they made the wise decision to four lane US Hwy. 401 / Louisburg Rd . I last heard from the grapevine that : they were going to four lane US Hwy. 401 , all the way to Louisburg . That's BADLY NEEDED ! Great 👍 video as always Mike 👍 !

      Actually , I left the city ( Raleigh ) . From time to time , I would drive around , out in the suburbs , and take a look at all of the new progress , and growth going on , throughout suburban Wake County : especially out in the northern and eastern suburbs ! I moved up here to southern Appalachia 🏔️ , in southwestern North Carolina , at the Georgia border , about 2 hours north of Atlanta , in the unincorporated community of Brasstown , 2 miles north of the Georgia border , in Clay County , where Hayesville is the county seat .

    i just found my home away from home 😍 the raleigh area as a whole reminds me of indiana only more luxurious and grander and with nicer more open minded people im sure of, however wake forest reminds me of our beautiful northern indy suburbs like fishers zionsville carmel noblesville etc expect everything’s going to be fresh and NEW! i want to plan on moving here within the next year. i’ve already started saving apartments and houses hahaha! excellent video 🤝🌟

      Sridhar, thanks for your comment! I actually have an inside source at Costco (a former client of mine) who's keeping me updated on any plans for Costco in the Raleigh area. He recently told me that, as of right now, there aren't any solid plans (yet) to build one in Wake Forest, and that the biggest holdup is in finding available, suitable land to build upon. He told me hopefully they'll be here within the next 5 years, so as of now that's all of the info I'm aware of. Obviously, things can change. Are you hoping to move to the area soon?

I'm not sure where you live, but there are some tools available to help figure out if a community might become investor-heavy. One method is to check with the builder and/or the HOA to see if there are caps on absentee ownership. Another method is to check rental listings in a community before buying. Finally, a good realtor who's familiar with the local market should be able to help (or make things easy and just call me! 😊)

    Great video Mike! Question, what are some things to watch out for when buying an empty lot in the the outer triangle area (i.e. Harnett, Franklin, Johnston, Chatham county, etc.) as an investment property? Thanks and look forward to your response!

      Gabba, great question! First thing would be a check of zoning rules. You don't want a great potential project to be a no-go due to zoning issues. Also check the local utilities. Make sure the essentials like water, power, and sewage are in the neighborhood (or are planned). Trust me, the cost of bringing them in from miles away can be a lot of money. Also, always get a survey before closing, you don't want any issues with boundaries down the road with neighbors. Finally, always check with business permitting to make sure of what's being planned surrounding area. There could be more things to check depending on the specific lot, let me know if you have other questions, thanks! Mike

    Retail and Restaurants situation is abysmal in Clayton. Been here 10 years and still waiting for quality. We still drive 30-35 minutes to Raleigh. What's worse is they have added restaurants but terrible ones. So all the prime locations are now taken up. The one thing Clayton does have quality grocery stores.

One massive upgrade is coming when The Waterfront District in Flowers Plantation opens. They're going to bring so much-needed restaurant options to Clayton when it opens. Dave, are there any specific restaurants/stores you'd like to see open in Clayton?

      Srina, thanks for your comment! You pose a very tough question that really needs more background to answer. In short, both communities are very similar in style, amenities, price, etc. I think a lot depends on other personal factors (your commuting preferences, location preferences, etc). For someone who likes convenience (being close to Raleigh, being close to Triangle Expressway, etc) I'd go with Wendell Falls. Property tax rates are going to be pretty much even between the two. Chatham Park is going to be more convenient to RTP, Jordan Lake, RDU. The median single-family price in Wendell Falls is around $40K less, so price-wise I'd go with Wendell Falls.     A great way to ruin the 2nd best place to buy a home. This last thing North Carolina needs while being transformed into California. Disney should build an 8500-acre living area for the homeless in California and not bring their Left-leaning Woke-ness to NC. This seems to me as a place for the Leftist Rich the Elite to segregate themselves from the poor people they helped create. Disney DO NOT come here! *NC is better off without you!*

Yes, I too have my own personal opinions (both positive and negative) about things, but I do think that it's worth mentioning that Disney's presence can have positive impacts on local economies, bringing jobs and opportunities for growth. No matter how you feel politically about it, any new development of this magnitude will have some serious economic impact on the area, while (hopefully ) at the same time maintaining the area's character (which everything I've seen regarding the community stresses a goal of maintaining the unique character of the town, which is reassuring). I'll be following developments with the project closely and reporting updates as they become available. Where are all the people living and buying homes in Disney Asteria going to be working? What prices can we expect to see for these homes? 250k, 300k, 500k, and up as well as homeowner organization fees? Will Disney expect to get in return monthly? What can the general populace in that area afford or support? I think that the prices will probably be on the upper end of that scale with the amenities Disney is offering. I live in Raleigh and a 45-minute commute to work would be not good considering the traffic. It isn't going to be a theme park generating vacationers and outside revenue. So where will that money come from? Durham and Raleigh seem too far in my opinion to get buyers from that area. I do think the Disney theme is unique and I would be interested. Sorry about the negativity in the original post but to be honest Disney certainly has not given me confidence in Christian family values over the last few years. Disney has evolved into something quite different than they were in my youth. But I might be interested since my retirement is around the corner.       @@MAX3D2 Max, right now no pricing info has been released, but based on what I've read about the Disney community in CA (Cotino), my guess is that homes in Asteria will most likely start out in the $700K range, but it's complete speculation on my part. With many homeowners electing to stay put in their current homes (due in part to rates and/or lack of inventory) many homebuyers for this community (as well as many other existing Triangle communities) will consist of buyers relocating from outside of the Triangle (many of whom are relocating here for new employers like Apple, Vinfast, Wolfspeed, etc) to work at high-paying opportunities at some of these companies.     Mike, when the rest of suburban Wake County, eventually gets built out, sometime in the near future, the suburban eastern part of Chatham County, is going to pick up, where the rest of suburban Wake County, built out . This is especially going to start taking shape, in areas like Pittsboro, and in the northeastern part of Chatham County, just south of Durham, especially in the Fearington Village Community, and the rest of the unincorporated , turning suburban , communities along NC 751, to the west of Jordan Lake, where Cary, is likely going to continue try to push out towards . I don't about anyone else, but if I were a landowner in eastern Chatham County right now, I'd be seeing dollar signs 💲, with all of the developers, looking at, and heading out into eastern and northern Chatham County, especially south of Durham and west of Research Triangle Park ?! What do you think about Pittsboro and Fearington Village, and vicinity, in eastern Chatham County , Mike ?

      Thanks for your comment! Yes, I totally agree! Chatham County has some incredible future growth and development trends. The points you've raised about the suburban eastern part of Chatham County, particularly in areas like Pittsboro and the northeastern part near Fearington Village, are all spot on. The expansion of suburban communities along NC 751 ( west of Jordan Lake) is going to present some great opportunities for future homebuyers in that area (not to mention the additional growth caused by Cary's expansion towards these areas). Now with Disney coming to Chatham Park the entire region is going to explode over the next 5-10 years.

The Rolesville Board of Commissioners voted to rezone the Pineglo site from industrial to commercial zoning, which would allow the site to be used for commercial use, probably retail or food (restaurant) usage (that would be a better fit for the site than industrial, especially since this is an area where retail/food is more common now). What type of business do you think would be a good fit for this site now that it's been rezoned?

Generally speaking, industries often avoid building in the suburbs of larger cities due to zoning restrictions, limited infrastructure, difficulty in finding skilled labor, and the need to be close-by other suppliers. There's also quite a few (and increasing) environmental regulations that make it more expensive to build in a suburb, and often the community pushes back because they don't want industry in town. There's definitely more retail being built as we speak, however. Just curious, what types of industry would you like to see come to Rolesville?

      @@MichaelSanders Fast food- Chic-Fila. Sit down- A nice Italian restaurant, a seafood restaurant. I would love to see some fine dining spots. Even something like Buffalo Brothers would be cool. A NY Deli or Bagel shop. Also maybe a nice sports bar like the one in Fenton. A place like Level 7 in North Hills would also be nice. Stores. Play it again sports. My wife would like a Hobby Lobby or Michael's. But this is not that type of shops going in there. But a mom and pop craft type store, Music shop, clothing stores.... All of it would be nice. An ice rink!!!!!!! We need an ice rink!!! the one big thing we really need near by would be a Lows or Home Depot! We either have to go to 40/42 or Knightdale for a Lows or Home Depot.

    The area you are talking about is called Flowers. Flowers Plantation is behind the Food Lion. Also great neighborhoods but complete at this time. Good resales with Beautiful walking trails. Planation Point in Flowers Planation is a hot spot for Halloween. People come from all over to trick or treat there. Also at Christmas the entire neighborhood is lit up.

    Love this video Mike. We love Lillington. We bought our New construction home in April this year from a private builder for $270K with over an acre of land. We go to Fuquay (Walmart, Home Depot, Panera Bread, Aldi, Movies, Planet Fitness etc) about 30 mins to Holly Springs for Target, Lowes, Dunkin, Starbucks, Marshalls, Movies, Dining and for shopping and 40 mins from Fayetteville for even more shopping (Hobby Lobby, Home Goods, Sprouts, Old Navy, Movies, etc). The town is very friendly, easy to get around and I believe a new project called Capeton is coming to the area soon which will be along the Cape Fear River which will bring more homes, apts, retail shopping etc. So glad we brought our home here.

      Steven, thanks for your comment, I really appreciate it and for your viewership! The demand for homes is definitely out there, I get tons of calls from potential buyers who want a home. The two biggest issues going on right now (in the Triangle market) are low inventory and increased interest rates. This market is hot, there's just not enough inventory or buyers willing/able to buy the little inventory that's out there right now. If rates go back to 6% or less it would be like last year (when homes sold for WELL over list price in days or hours). Hopefully, rates will subside somewhat allowing more inventory (resale especially) to come to the market. Where do you see rates headed over next 12-18-months?

      Gabba, thanks for your comment! Yes, Ligon Mill Road is scheduled to extend through Grove 98 all the way to Business Hwy 98. At some point afterward, it is scheduled to be extended all the way to Stadium Dr. Unfortunately, I don't know what the timeline will be to do these projects (but it's definitely coming at some point).     Currently building in Glenmere in Knightdale and the interest rates are definitely scary considering house won’t be built until January/February. This being said we did get some killer incentives and builders are willing to negotiate more often

      CJ, thanks for your comment! Yes, that's what I'm seeing with various builders around the Triangle. The thing I believe is important for most buyers to know is that the positive (yes, there are actually positives with high-interest rates) is that right now prices are somewhat being held in-check by high rates (unlike the frenzy last year before rates increased), giving buyers better pricing and better selection. Also, buyers aren't forced to submit crazy offers (including high due diligence fees) when buying resale properties. CJ, how long did it take for you to find your house?
