RV Park Acquisition Model - Version 1.1 Updates
A quick walkthrough of the major updates to the RV Park Acquisition Model. This is the second version of the model (v1.1). To view the original video, please go here:

The updates to the original model are the following:
- Added initial cap ex requirement
- Added franchise fees
- Switched the op ex expense inputs to hard coded year 1 numbers rather than being dependant as a percentage of EGR
- Added ability to add asset management fees to to Waterfall tab
- Added Cash on cash metrics to unlevered and levered Annual Cash Flow
- Added average Cash on Cash metric to return assumptions for project level returns
- Fixed error in cell I71 in Waterfall tab

    Michael, great video. Question - My assumption is that we have the interest reserve to pay for interest that becomes due each month. If this is the case, why do we model it to show interest accruing from one period to the next? Shouldn't the interest reserve just be based on the amount drawn, since we would not allow interest to accrue to the next period?

    I noticed that in your NPV calculation, you are discounting the NOI figure which is after deducting Capital & FFE reserve. But when calculating the final year Terminal value (Sale price), you capitalised Ebitda (7,526,832) and not NOI. EBITDA did not deduct Capital Reserve. Shouldn't we capitalisng NOI to determine the Terminal value?

    I notice that you calculate monthly interest on cumulative loan disbursements only. Your end of month balance did not include accrued interest and therefore you are not calculating interest on accumulated interest

      Hi. Thanks for the note. The interest rate formula in a given cell actually uses the cumulative balance in the current period PLUS the interest charged in the previous periods to calculate the interest payment in the present period in this example, so it does actually capture the interest being accrued and charges interest on it. You can see the formula being highlighted around 3:14 of the video and here's the link to the post on our site and you can download the model as well to check it out: www.adventuresincre.com/construction-draw-schedule-calculate-ltc/. So, the aggregate total debt required is accurate and includes interest accrued and interest charged on accrued interest. Although, in retrospect, I do agree with you that I should have just added the interest to the cumulative balance. I do that in all of my models available for download on our site, but for some reason I didn't do that on this video. Why? I have no idea! So understand the confusion! Nonetheless, the math is correct. Hope that helps!
