    I bought a manufactured home in 2019 before covid on 2.5 acres of land. Got everything included. It looks like a house on the inside. Its 1900 sq foot. Paid 230k out the door for the manufactured, 400 sqfoot carport. 2 shipping containers and a 2 acre fence. Its on a permanent foundation and is considered a hpuse, not manufactured. 5 years later its worth 450k. The day i got insurance i had to get 320k in insurance.

    Many years ago we bought 9 acres, owner financed. We built a house and shop bldg, then had to give it up. Ten yrs later, we found out the financer sold us land he had LEASED from the State for 100 yrs and did not have rights to section it off and sell it. Needless to say, he finally got caught and went to prison. He had sold about 30 lots of at least 5 acres to 20 acres each.

    We found a very nice ranch 3 bed, 2 full bath, central air, heat, full basement, huge backyard, deck, , driveway, garage, for 280k . In central New Jersey, that was a great price. We got into a bidding war. Finally bought it at 310k. Recently checked. " Sell with ease 500k" kids going to college soon. I guess we could sell but where would we live.

    My cousin bought a brand new modular home back in the 70's. She got a split entry. When they moved back to MA they built a stick built home. She had more issues with the stick built home. I don't remember all the issues but leaks was a big one.

    Fortunately with my modular build, the price is fixed from the start. No change orders! The builder did everything. No outside contractor to do site installation. The typical stick built takes three years plus some in my area. My mod SIP construction took 34 days on the site. It took the utility company four months to turn on the power after CofO was issued.

    Clayton Home, to put on unimproved land. Needed cleared, leveled, water, electricity, and sewage. Price of demo home 97k total would have been 267k , didn't do it. Bought a brick house.

    I love the versatility of modular homes however many of them are NOT built in the same quality as a typical stick built home. Unfortunately the downside usually is that $$$ is king and no one builds to benefit anyone other than themselves or the housing “crisis” would already be solved. 👍

      Why? Concrete is cold and vulnerable to moisture and mold and trying to match any cracks or chips would be very difficult.

      I have a 3Bd 2ba 2 car garage modular bolted on a perimeter permanent concrete foundation. You would never know by looking it was a modular. If your permanently bolted to a cement foundation and of course if you can qualify you get normal financing/loans I have an FHA loan with regular inspections etc the process is the same as when I bought my first home which was not a modular. I always said I’d never buy a “trailer” but you don’t know what you don’t know.

    Something I've always found is that it's almost always cheaper to buy a piece of land that already has a house on it, even if the roof has collapsed. It may already have water and sewer, and lots of times it's a much easier process to get permits because lots of times if you save even a little bit of the house it is a remodel as far as permitting is concerned. Sometimes even just saving the foundation is enough. I did a house demo some years back and they had to save the foundation and one wall. And that was a nice wall with a fieldstone fireplace taking up most of it. That was enough for the homeowner to permit the job as a remodel. Of course you have to do your homework, different municipalities will have different rules

    My daughter lives in a neighborhood with an HOA-there are an endless list of rules but a tree that has fallen on their fence from an easement which should be the HOA’s responsibility has sat there for almost a year. The HOA didn’t remove it when it was leaning over,it is on a common area so my daughter and her husband had no authority to remove it before it fell. I would never move into a neighborhood with an HOA-you are paying for headaches.

 prices stagnate or relax and ownership changes a bit - while new modular / manufactured / and alt listings increase as zoning laws relax - the future is modular

Not to mention the 'entrepteneur' who was pushing them! Be very careful. Ask to see their plant, videos of someone living in one that is actually installed. Its a 'hot" topic. Everyone's trying to get into this business

    I remember when Colorado was selling land super cheap back in the late 80’s/early 90’s. People were just looking at plot maps and buying lots. They turned out to be cliff faces and you had to build a structure on it within a year. I knew a guy who bought one and all he could fit up there was a shed that he dragged in piece by piece. It counted though. I think he used it as a hunting cabin.
