Yea but if my property is being rented out for less than 50% of the market rate, I still need to increase it.
But the market didn't rise by 50% overnight, so you weren't suddenly just being paid way below market value. The markets gradually increased. And perhaps, if you'd have increased the rent slightly (1%-5%) year upon year, your rent prices wouldn't be way below market value today... Your tenants are also more likely to accept a 1-5% rent increase each year for the last 10, as opposed to a 50% rise in 12weeks...

I think it depends on the hoa, my previous home was in a very easy going hoa and it didn't bother me (my current one has no hoa), and then I have a couple of investment properties that have a super aggressive hoas that is a PITA to deal with. So all in all, imo, it's case by case.

I'm definitely in it for the money, I'm not a charity organization. That said, I found that instead of optimizing on getting a deal closed asap (optimize on short-term gains: commission) I can optimize on quality and performance (optimize on long-term gains: retention & referrals). And yes, I take pride and enjoyment from helping people optimize their situation in this market that's dominated by sales professionals instead of consultants & value-add individuals :) Good business can be achieved when you find synergies between people, not everything has to be cutthroat & toxic. correct, unless you priced it into the sale of the property and lease it for $0 (if agreed upon by all parties).
@oryo-austin Hypothedical situation, can the buyers offer a Buyers leaseback to move into SELLERS home contigent on a sale of BUYERS home? How would that work? They would have to pay two mortgages? Thier home and sellers for moving in early?
@@PureSwank hypothetically? yes, there's a promulgated (standard) form for a "buyer's lease" agreement. in practice? almost no seller will give you possession of their property prior to fully funding the deal since it poses quite the risk. the way to do it would be a temporary owner's financing or lease-to-own. feel free to connect with me if you'd like to consult about a specific situation, since it's a bit hard doing it via youtube comments - I'm missing a ton of inputs! :)

The problem with HOA's is that they can go too far. I recall a friend in a rather strict HOA who ordered a load of dirt for their front lawn. The dirt was delivered at 8am on a Saturday morning in a big pile on the friend's driveway. By 2pm, my friend had distributed the entire load of dirt to his yard and smoothed it all out. The next week, he got a certified letter from the HOA with a picture taken at 8:10am the previous Saturday - of the pile of dirt on his driveway - threatening him to have the dirt removed or face a fine. Likewise, I have received notifications from my HOA telling me that I needed to water my grass, even though we (the entire neighborhood/city) was in a level 3 drought and it was illegal to water your lawn. So, yeah, the HOA's can enforce the rules of the neighborhood, but they also tend to collect Karen's and petty fascists who just want to control their neighbors. When that happens, HOAs can be seriously unbearable.
Thanks for the comment, Robin! Unfortunately, I had seen many cases like you had mentioned. That's why it's good to be familiar with the HOA and know what you're getting yourselves into PRIOR to the acquisition. You can do it by communicating with people who live in the neighborhood, if you're working with a decent agent they should know a person or two.
