RENTAL UNITS are exploding in TOO HOT Fla. (GET OUT NOW).
Are there any low income housing for the elderly there? Who do I contact.
I love renting, buying in Florida is risky
Thank you for keeping it real. Some other cape coral channels are nothing more than a sales job. I appreciate your honesty..
Yeah the FIRST year might have been $1800, (and keep in mind that is ONLY the flood insurance not the regular homeowner’s insurance) but who’s to say the next year what the rate will be? My homeowner’s insurance has gone straight up every year and fortunately I don’t have the need for flood insurance
Ok, increases in every market are happening... let's not play. My insurance went up 3k per year after being paid 10x that amount for storm claims. Go anywhere in the country and you will see insurance rate increases. Thanks for playing!
Interest rates are terrible! One thing I need is, no neighbors. Great update Craig!
No thanks
Craig another great video, thanks for sharing.
Thank you, John! I appreciate you!
In 1979 Dad and I built a house on SE 12th St, off Del Prado. It was my parents primary home. My wife and I lived in Nevada. Mom passed 4 years ago @ 91 Dad 3 years ago @ 92. I sold it last Nov. We had many good years in Cape Coral and a lot of very good times. I miss my good friends still there after all these years. I worry about them.
Not sure if he is reading the reports but credit spending are at all time highs, report on savings shows that most Americans don't have much in their savings, car repo are at all time highs, inflation, high APR, two wars going on at the same time, and stocks are at all time high especially in the AI sector. All this can be verified uf yall want to fact check me. Not my personal opinion. I'm old enough to have experienced that more times than not, all that are recipe for something big coming. That's my personal opinion. Anyways, If you have Waited this long to find a good deal, I urge everyone to be patient a little longer or listen to this expert and buy because I am no expert, not even close.
Really like all your vids brother! People that are thinking about interest going down; it’s because they are renting/ and they are always be renters… But NOW; or whenever you can! Get ready, save money and buy A home, and stop giving money away to landlords (I own a couple properties myself)… Renters are increasing, so buy as long as you can! And Yes, you can alway refi if Interest rates go down (God Luck)
Don't buy now.
And your expertise is what? If you have to choose between renting and buying, what do you do?
Lol. Does this guy really not see what's happening?
LOL...maybe follow the CZcams bullshit a little more. I showed you exactly what they are not telling you. Evidence provided. How long will you believe it before you are screwed out of your next home?
I just booked DCL 😂
Nick from reventure has been predicting Doom for a long time eventually he will be alright but maybe not now
Glad you are okay people will continue to spend money until the credit cards are maxed out
Who said that? Are you actually listening? Nobody said to spend anything on credit card... thanks for trolling
@@livinginfortmyersflorida yes I’m listening. You said people are still spending money, but I maintain that the only reason they’re spending money is because they’re using their credit cards and basically spending money that they don’t have so yes I do listen to attentively.
@@frankiemionetto then you also understand affordability is a personal decision on how to spend and not the nature of the economy in the area, correct?
@@livinginfortmyersflorida Yes, there are some people with 401(k) money, etc. but the fact remains most Americans are overextended on credit cards and once people start bumping their credit limit will stop. Prosperity in Southwest Florida is on fumes.

Thanks, excellent amount of important and great information
Your video is hard to watch! The jittery up and down motion and your hair at the top disappears and reappears, all this because of the terrible green screen. Is you camera on a table? May I suggest putting a TV behind you and put your camera on a tripod, and use a good wireless mic like the Rode… And when I say hard to watch, I mean, headache inducing!!
Please don't watch.. thank you
Be nice friend. Thanks.
I’m renting in the St. Pete area but man I miss that area- so much more relaxed 😎
Indeed..... the beach up there is beautiful, but overall better feel down here.
@@livinginfortmyersflorida perfectly stated….I’m surrounded by beautiful beaches that don’t have the same FEEL! In some ways it’s the people too 😉
I could be totally wrong but when I see the housing market that became super super hot to include the car market getting affected drastically, inflation, high rates, u.s debt through the roof, multiple wars happening at the same time, and the stock market exploding hitting record highs because of AI, in my experience something bad usually happens. Like I said, I could be totally wrong but my experiences tell me to be very cautious. Time will tell 🤷♂️
How much was home on video minute 23?
Sold for 805k
My lawn is green and i dont cheat. Learn how to irrigate and mow St Augustine properly. Stop cutting it low. Install and adjust your spinklers to actually hit the lawn. Include overlap.
Every city goes through this.
No, most cities have the basic amenities AS they design neighborhoods - not 53 years later. Utterly corrupted and brazenly done on purpose. Chicago had a more advanced water system in the 19th century than Cape Toilet does in the 21st. (It's because of corruption)
Thank you for your tips
QUESTION: if I own the home. With no mortgage on the open water do I have to have flood insurance??
If the home is paid off, you do not need any insurance, but you take all liability and responsibility if your home is damaged. That means all expenses are out of pocket!
The story, a giant hurricane wipes out cape coral, insurance is near impossible to get, everyone wants to sell up and leave.
Lol.... what planet are you from? Insurance is not an issue for many properties. I have dozens of examples. You can't even tell there was a hurricane and life in Florida is 10x better than most areas of the country. Try again!
@@livinginfortmyersflorida Theres going to be a lot of rate hikes after all the flooding. Now most policies won’t be worth the paper they are written on.
May as well turn them to dust
Wow pretty basic for $320k and it will have an assessment for water and sewer in the future?
I just moved to Cape Coral a bit over one year ago my 2400 sq ft house in NW Capei would love to see if we could get this house sold. I paid $470 for it. It’s 3 yrs old. What questions do you have?
Please contact me at craig@ournextfloridahome.com or text 239-218-4990. I would be happy to help.
Already selling? Yikes! For the price of over a year ago, good luck.
@@DogWater2011 She deserves it. $470K for a house that was $220K not five years ago. LOL. Fool. I hope she crawls out of here broke.
I'm looking at a new build by Pascal Construction, moving from AZ and work remote so I'd love to hear about the new home you're trying to sell and details about assistance with assessment, etc.

Of course your enjoying FL..you have money🙄 if you dont. The whole state blows.
Anyone who bought in that area knew full well that water and sewer would eventually be installed. My understanding is that homeowners do not pay up front but the city amortizes the bill over a number of years. Having water and sewer also increases the value of the home.
I agree with all of your statements..... if they bought through me. I'm not sure that all buyers knew fully well what the timing of those assessments was going to be. I give an expectation and the buyer decides.
How much is HOA on last house
Zero.... if it isn't in a community, there is no HOA fee
You put out a lot of good information.
A lot of whining in this vid.
What does he mean when he says "assessments"? Are these homes in an HOA? If so, what are the HOA fees?
Conversion to water and sewer
The glasses thing happens everywhere. No biggie
Craig, thank you for all the information you provide! I watch all your videos; they are very helpful in preparing for our move to Cape Coral. We are looking to move in the summer of 2026. What would you consider a reasonable time for us to explore properties, close a deal, and take over our new home if we would like to have the takeover done by June 2026?

30 years in Florida and never had a Gator come day hello.... it's BS and never happens....fake news!!!!
Wow! You’ve answered all the questions I had about Cape Coral. You’re great!
They don't call it crap Coral for nothing. No matter what anyone does, particularly city hall, it doesn't get any better.
You are welcome to leave anytime....KAREN!!!!
@@livinginfortmyersflorida wha, wha, wha, truth hurts I know
@wchunt8988 thanks for trolling.... you are welcome to leave anytime.... the channel and the area.
There was a point in time when Crap Coral was an affordable alternative, much like golden gate was for Naples residents, after all the same developer. But now, yikes. Currently the inventory in the Cape is approximately 1,000 percent higher than it was in 2001. And if I was asked why I believe that to be the case I would say, A) price and B) lack of buyers. Basically somewhere along the timeline people forgot who their core buyers were. The same way that city hall forgot who their residents were. Best of luck.
Karen......lol.....
What a f****ing dump!
Thanks for the informative video!
Move
I think neighbors in a community should get together to buy lots in the neighborhood
Cape Coral’s been a dump forever! It’s just that whole Fort Myers/Cape Coral/Lehigh acres area that is just not very appealing. Including the people that live there. Back in the 90s they were promoting these areas heavily on TV in South Florida to get people to buy. You can already imagine what kind of people bought. I’m sure the food truck area that’s coming in. Is going to make the area much nicer. Lol. What a dumpster fire
Why on earth would you even comment such trash? You most likely live nowhere near the Cape. I was going to ask what type of person trolls like this to put down hundreds of thousands of people because of where they live. And then, I see you are anonymous with your name.....tells the type of person.... class act....LOL.
@@livinginfortmyersflorida blah blah blah. It’s a dump. 😂😂😂
@@user-iq9mn6lj6b lol
Wow dude, I'm complaining but damn....Cape is a beautiful area, just can't afford it. I was born and raised there. Trust me brother, there is plenty of affluence and extremely well educated people there. But dumpster fire, nah that's too harsh.
The biggest challenge is the absolute garbage water coming down the river. Cape Coral does not have good water at all for boating/fising.
