Why all the focus on African American, and not about the, Asians Lebanese, Arabs you African just live and love to self hate... 🐸🌞🐸
My Brotha, this is serious oo... I am only an observer, but I too am very concerned about the path of assimilation that I see many diasporans taking. Not just AA. Please understand that many of our Brothas and Sistahs are living in, and were brought up in cities, where taboos and traditional customary codes, are virtually nonexistent. If you are in a city, you may have to be 'from the streets' to understand some of these codes. In Jamaica we also refer to, 'Johnny come lately' as someone who just arrived and is making certain 'unexpected moves'. Even on a job this can become an issue. I am concerned that many diasporans are not taking the time to learn from locals what is acceptable, and what is not when it comes to navigating their transition. Too many are suffering as a result of this. Every village, town, city, country has its 'pecking order'.
Thank you my brother
African accent equal Scammers….. plan and simply.
Why do African Americans need to be warned? If I’m coming from Jamaica investing in Ghana would be easier?
The same bullcrap that exists in Jamaica is the same in Ghana .The majority of people tends to gravitate to corrupted and dishonest practices without Shame .with that type of mentality ,the country is deemed to fail .
It’s always easy Suziecat
Is true ooo, one of them bought a land and told the village chief that he is going to make farm on it, suddenly he started selling it to his American friends, can you imagine, unbelievable, these things are happening in central region,😂😂😂l don't know if they are doing it elsewhere
😂🤣🤣🤣… 😂😂😂🤣🤣🤣
If the land in question has not been zoned as farm land, and the individual legitimately bought it outright (and not in breach of the lease), why does it matter if he or she decides to sell it on? I don’t understand some of you kraaa sef😂 No logic to your reasoning, just hearsay nkoaa!
@@user-wr7of3lt1f Let me educate you small, when you go buying land it’s good you look at the terms in the indenture. Lands in Ghana are not freeholds. So the original owner can indicate the purpose for land. It could be Residential, Commercial or Farming. So you must check to ensure you don’t use the land for a different purpose other than what you bought it for. Always seek help when buying land
@@BusinessGhana-nf6gx I'm always up for some education but I think you need educating too. It is not 'good' to look at the terms of the indenture, it is IMPERATIVE. The original owner cannot indicate the purpose of the land, educate yourself on 'zoning' - this is not done at the individual level. Finally as per the law, freehold is a thing of the past..with a CAVEAT. If the seller of the land bought the stool or family land freehold, prior to this law coming into effect, the freehold is transferred to the new buyer and not returned to the stool/family. **Always engage a lawyer when buying land, not 'help' from an agent. You are obviously an expert on agent issues...certainly not on legal matters pertaining property ownership. Again we digress...if the foreigner in question satisfied the terms of the lease, tell me why they aren't allowed to sell it on please...
@@BusinessGhana-nf6gx Massa Sadat has deleted my educative comment😂. For the benefit of your viewers: - The purpose of the plot/zoning is NOT decided by the seller or chief. - Engage a lawyer for every property transaction. - Freehold is possible, if the seller obtained the freehold from the allodial owner prior to the change in law. - Reading the terms of the indenture is IMPERATIVE. - A foreigner, *insert African American* can resell a plot zoned for residential purposes if he or she has not breached the terms of the indenture.

Africans seem covetous. This desire to take advantage of specifically black people is a testament to culture, integrity, and nature. Its interesting because the chinese will soon own a majority of African land and will implement subjugation or neo colonialism. The black population is willing to fairly and freely invest. This will be a case study in 50 years.

I am Black American living in Ghana in a house I built on land I purchased. Yes, I have overcome obstacles but I am still here. It is difficult to listen to your message because it seems that you are amused by the negative experiences of Black Americans. If I am to take you seriously you might want to at least appear to have some compassion. Making light and laughing at the pain of others is cruel. There are homeless Ghanaians living on the streets of American because of a lack of understanding of practices, just as there are Americans suffering in Ghana for the same reasons. It is not a laughing matter. Perhaps I am being too critical but I hope you will consider my comments. People are hurting. We should uplift them.

African Americans are not ignorant. In the U.S land laws are honest and organized. In Ghana even the land commission can be in on a scam. If this happens in the U.S . The person scamming will go to prison for 10 years or more. Nobody will take bribe because they will go to prison also. The Ghanaian seems to be proud of lying and cheating. But they get mad when people say they are behaving like the scammers from Nigeria. Ghana needs to grow. The country will never stand if they don't. How could the country be blessed?
Humility is when you travel to any country, you learn.
@@BusinessGhana-nf6gxSo you learn how not to get scammed by masters of lies. so many people work together to scam one person. even Ghanaians get scammed. I have traveled the world and I have never seen such thievery. And look at you all blaming the victim. It's a curse. It's even dangerous to give or help a Ghanaian. They seem to have no shame about this. I hope they learn to do better.
@@jamesclarke3248 Thank you but Just don’t buy land without due diligence. I beg 😇
It's not the customers fault and nobody goes to prison for this. The only swift penalty in Ghana is if Ghanaians get caught stealing. Then they can get killed by a mob of people, Addo tried to outlaw that but it still happens. My aunt spent 6 months there and just got back. She married a Ghanaian for over 23 years. She read all the land laws in Ghana including the new land laws from 2021. Now sometimes the scams are also involving the land commission, especially the one in Cape Coast. It's out of control. It makes no sense. I hope it stops.Ghana needs to get blessed soon. The kids are learning to scam. Ghanians need to take it seriously and stop making excuses or changing the subject. It's sad to watch in slow motion. Many people lack wisdom so the country don't rise. I love it there but the people there deserve better. The people in ghana hate shame. All they need to do is catch these people, Put them on Joy News, make them an example then send them to prison for a time. Ghanaians will stop. But they don't do nothing to them. It's not nice to watch.
@James. This guy is on about due diligence. What's the worth of Due Diligence when the Government department "Land Commission" is it's self corrupt, backdate and falsify indentures , bribe judges, Lawyers, Police and Chiefs.

🤔 Why do you down Nigeria just to try to prove a point about Ghana why not 1 LOVE 😢.
Learn some grammar
@@BusinessGhana-nf6gx🤔 what kind of Grammer are you talking about because putting down another African Country just to try to make you look good is not Grammer that's DIVISON, why not UNIFICATION but still 1 LOVE ✊🏾.
@@davegoolsby3236 write down what I said that put another African Country down
@@BusinessGhana-nf6gx Have a nice day ✊🏾.
@@BusinessGhana-nf6gx🤔 I'm not here trying to Argue with you my brother, you said Ghanaians are laid back and that your not like Nigerians, how did Nigerians even get brought in to this about Ghana and African Americans but still 1 LOVE ✊🏾.
What I take from this is don't buy Land in 🇬🇭 because as you said yourself 10 to 20 years later after building house if we haven't Herd people are getting their Homes Demolished 😢 and in Ghana it sounds like they try to take advantage of RIGHTEOUS People that come in fresh with Good Hearts, so African Americans don't go to Ghana find a Better RIGHTEOUS African Country. Thanks for this video because it sounds like Ghana still got a lot to work on.
You can choose to take anything from the video, Grammar Teacher 😂😂😂
@@BusinessGhana-nf6gx Massa calm down - he's frustrated by the very uncertainties you raise in this video, Ghana's Land acquisition scene is a jungle. There's no need to mock him, some of you YTers get arrogant too quickly.
@@user-wr7of3lt1f hahahaha… this is no frustrations, he’s portraying to be examiner and I agreed to be his student
@@BusinessGhana-nf6gx Read between the lines of what he said…you can’t paint the negative realities of Land Acquisition in Ghana yet mock your viewers who are understandably concerned. Perhaps you’re not used to his style of communicating - yes he used hyperbole, his concerns are nevertheless valid. As I said elsewhere, your channel doubly functions as your business. Being an arrogant troll is not professional - may Allah guide us all.
@@user-wr7of3lt1f Do not buy land from people who have not done their due diligence. If you want, don’t listen
If there is not contract or understanding before the work then in my opinion its voluntary or at leisure. How does one know what to pay someone if the amount is not determined prior to the start of work. Business is structured and contractual meaning all parties must agree. If you think the work is worth 1 cedi and I think its worth 2 we should have ironed out the issues before work starts. You cant say i did this work for you now pay me, That's ghetto. My dad would call that nig ga business.
