    Shawn - sorry you must have had a bad experience with another agency. We don't know which market you are familiar with, however, in our market (the Boston area) the buyer's hire the home inspectors and seller's do not typically have inspections. As licensed agents we do not (and can not legally) contract with any other professionals, including home inspectors. If we make any recommendations to our clients to any other professionals (in which we legally can and should in working for their best interest), it is only to professionals that we know will give our clients the best service for the price. It is always up to the client to contract with that professional directly, f they choose. We can and do not get anything else in return for such recommendations.     What she's not telling you is that it's going to degrade your roof due to them installing them on the roof 9 times outta 10. The cost of a roof let's say is approx. 15,000. You are not only gonna have to pay that for the new roof but you will have to have the solar panels removed then reinstalled which I I got that quote it was approx. 13,000 just to remove and reinstall. So long story short. Not worth it. Don't buy into this bs

    Hypothetically, I have 600,00 in equity, I pull 450 of it, but then my property depreciates. What then?

      Chris - in your scenario, if you pull $450k out of a house with $600k in equity, you would still be left with $150,000 in equity (25% of its value,) given no further appreciation or depreciation. However, we know that housing markets aren't static and changes in value do happen, typically appreciation. Depending on your home, the location, etc. in the Boston area it is unlikely your home will depreciate 25%. Even in the great recession of 2008, MA home price decreases varied, with an average across the state depreciating around 15% (some areas/towns saw no depreciation). Also, it depends on what you plan on doing with the $450,000. As we suggest, a HELOC is a good way to access cash for a down payment in a new home. If that property depreciates after buying it (a good real estate agent can help you make a sound purchase to mitigate some of those risks), losses are only realized at the time of a sale. So if you don't need to sell in a down market, you will probably be ok. Hope this helps and reach out with any other questions. Cheers!

    My biggest question is how do you settle the heloc of you are selling the home? Do you have to pay it off ahead of the sell or after?

      Kamar - great question. Since the HELOC is a mortgage, the closing attorney when you sell will gather all of the outstanding mortgage info and make sure that those are settled with your proceeds from your sale. This is one thing that is very easy for a seller, you just need to provide the attorney's with the info on your mortgages and they take care of it! Let us know if we can help with anything else.

    If someone asks you if a house is haunted, do you have to reveal that information?

      Great question Rhea! Massachusetts is one of the few states that has a law that specifically states that a seller and/or their agent do not have to disclose that a house is haunted (or if a property was the site of a felony, suicide or homicide). However, if someone asks them directly, they can NOT make a misrepresentation of fact or false statement. To see the entire law, go to malegislature.gov/Laws/GeneralLaws/PartI/TitleXV/Chapter93/Section114.

    I want everyone to have success. You obviously put in the work to get there. But just because you are nice and hard working doesn’t mean there is not someone on the other side of the transactions you broker who will be harmed by their decision to go forward with buying. Most people borrow to buy. Realizing no one sees the future, how confident are you that a 2018 buyer will not regret a 2020 home price? Even if they are in it for the long haul, isn’t a house a place to live that is an expense. While you are not liable for the trust buyers place in realtors, I think real estate professionals are setting themselves up for catastrophic damage to their relevance in 2020 with advice like this. People are already borrowing more than they should at prices they shouldn’t pay for emotional decisions about where they should live. If cash buyers are disappointed in 2020, so be it. But the common person at the current prices and rising risks of a serious downturn in the economy are genuinely jeopardized by over leveraging. I like Dave Ramsey’s rules: 15 year note max at 1/4 monthly take home max as payments. As much as selling a home is your role, helping people is your persona. Sales people know the relationships are more critical, especially in consumer transactions, than price often is, especially when the purchase is financed.

      As Erik and Randal say in the video, the agent’s fee is included in the price of the home. The fee isn't an upfront cost. However, their knowledge of the market and ability to negotiate on your behalf is really what makes it worthwhile.
