Never been to land auction like this before , this ain't a real auction this is a Farce !
What a crappieway to sell land. When the owners decide to sell, you don’t stop the sale to see if the owners like the bidding price. It needs to sell to the highest bidder in an auction sitting, not a price negotiated behind closed doors or in a back corner. What’s the point of having an auction if it sells for a price decided by what the owners decide is satisfactory to them.
This is the owners land - they decide how the sale will go. As long as the rules are made clear they can instruct the auctioneer as they want
Yup, just like every land auction I have attended....a waste of time.
What they need to do is have a reserve and regardless as long as it's above the reserve it sells.
How much land does John own? How much has he sold? Owner sets the terms and agrees or doesn't when it comes to selling.

They didnt overpay if they can keep it in the family it will eventually be paid off, might be a couple generations. I worry that land has went crazy because there is nowhere else for the money to go w/regard to inflation.

Northern Illinois land goes for 9,500.00 to 12,000.00 per acer. A German investment firm just paid 17,000.00 per acre Dekalb county Illinois. Add solar and windmills to that . A young fella or a guy trying to pick up another 80 acres is about done with . Cash rentals 275 to almost 500. Per acre .

In my part of Missouri it's $6000 per on a farm that is 50% till-able 30% pasture and hay 20% timber and draws. County averages say you gotta farm it for 50 years with only 4 bad years (none within 10 years of the last) to pay for half of it then hope your youngest grandkid wants to be a farmer for life. And they wonder why the average age of the American farmer is the only profession higher than the average age of the American trucker...🤔
We have in Germany 70 00$ per acre, for good soil.

In America Northern Illinois. A German fellow bought 2 farms close to our village. Also a German investment company bought a farm to the north of us .
The investment company got a steal for 17,000.00 an acre then . 6,000.00 dollars more than the going rate .

Why no bid boards? Interesting how you all sell them over west. Here they cry each tract to a point, put the number and bidder up for each then open it up to combos. Was there a bunch of marginal land on tract 3?
Tract 3 not all tillable, low csr2 soils, no tile, 2 duck ponds and had a weak farm lease of $150/ac. Buyer has pattern tiled the farm since and planted cover crop.
Did a farmer or some conglomerate/investor buy it? There should be laws restricting who can buy these properties.
