New York's New Short-Term Rental Registration Law: Senate Bill S885C - What You Need to Know
Real estate attorney Brandon McKenzie discusses New York's new short-term rental registration law.
Bill S885C/A4130C recently passed in both the New York State Senate and Assembly with bipartisan support. The bill has yet to be signed by the governor, but if signed into law, the bill would require property owners to register short-term rentals with the State of New York every two years. Additionally, details - including locations and booked nights of the reported properties - would be reported monthly by municipalities to the Department of State. The bill also requires collection of sales and occupancy tax on short-term rentals. This comes as little surprise, as estimates peg uncollected tax revenue on short-term rentals at over a half-a-billion dollars over the last five years. Cities that have already implemented short-term rental registries would see their existing registries grandfathered in, but municipalities that have yet to create registries would be prohibited from doing so.

@@tidycats151 wrong buyer will know when comes to inspection that it will not be a full one so at that they can decide to back or just a few people at look the roof electrical panel and plumber. And my house listed now but I’ve blocked my realtor from any viewings since she doing the work that’s need to be to sell I tried to cancel listing and she said $1000 cancel fee but contract says $500 so I ghosted her and just gonna wait till it expires and hire a better realtor

Buyers often make an offer to tie up a house, their plan is to have it inspected(by their inspector wink wink) and offer much less for alleged defects. Don't tie up your house . If you do allow an inspection contingency have it in writing tha t it is to take place within a week. And maybe even research the buyers before agreeing to their offer.

I have the seller agreeing to cover 2.5 % of closing costs but after seeing two inspections there’s structural damage and hvac needs 7500 of work on top of 30 other things. Idk if I should walk or not the seller should of disclosed this stuff prior to going in escrow

For lies reasons, i thought realtor or real estate lawyer automatically got me into the homestead exemption, 4 yrs later i realized, now filed late, excuse is my mistake. Can they prorate the extra taxes and lower value of my home? I have proof ive been living there since bought in 2020.

I don't understand why our co-op is asking us to pay an extra assessment every year to recuperate the tax abatement? They keep saying its "a wash" but I am actually paying money out of my own bank account to "recoup" the abatement money. I don't understand?
