      Hi there. I don’t believe there is a max but keep in mind, these ads are not for the masses. They are meant for your Sphere of Influence, people who recognize you. They will not work for non Sphere, because they don’t know you or care about you. There is a minimum however. Facebook (Meta) likes to see a minimum of approximately 250 people on your list before it’s worth them taking out the ad. Hope that helps.

      I loved working with so many people, but I would say "Move-up Buyers" were my favorite. They would have a home to sell and then need to buy a larger home. I lived and worked in luxury neighborhoods with the best gold courses and amenities.

      You can practice by doing simple lifestyle videos in your stories for for the practice. Be sure to tag business and builders when doing that. I have gotten leads from my stories because of the tags. :)

      Then you can answer the best you can based on what “you want” and then adjust as you get more experience if needed.

    Seems like more consternation between buyers & buyer agents, buyer agents & listing agents, and sellers & buyers (driving down selling costs). Buyer agents will blacklist other companies who won’t pay a co-op. Agents will tell buyers they MUST sign a buyer rep agreement to see homes, which is not technically true (Realtors must, not buyers). Buyers can go direct to listing agent…i’d argue most will have to, and open houses will be the next big thing (again). Some agents are in denial by focusing on value. Even if buyers believe in the value, most buyers likely won’t have the $ upfront. Limits on loans for buyer commissions will have to increase for buyer agents to keep getting paid what they have in the past. More competition for listings. It’ll be market dependent as to what sellers will pay buyer agents. They’ll teat the waters to pay the least they can get away with. Smart listing agents will require a copy of the buyer agent’s agreement before allowing showings for represented buyers (if they can get away with it). This way, the listing agent knows upfront if buyer agent is getting paid or not, and knows how to proceed with negotiations a bit better. Pocket listings will run rampant, and the market’s price discovery will be slower at first. Steering will increase, and agents will be silent on this illegal practice. Will have to focus on listings almost exclusively, then pick hp buyer business only in a narrow approach (ex, additional transaction services listing agents provide for unrepresented buyers). Buyers will decide value proposition. I don’t believe agents will convince enough buyers of the value. I’d recommend 110% focus on listings only, and doing open houses for other agent’s listing to get neighborhood seller’s listing business (not pick up new buyers). If you must work with buyers, only do open houses for listings that pay a buyer agent fee. The more agents share the buyer agent rep agreement info, the more the natural steering will happen, which is a violation of buyer agency yet agents have to eat. This is a mess. Research France…this is essentially the French model, with a few caveats.

    Doesn't that seem a bit sensationalized? One or the other? Commissions are already negotiable. You mentioned cars? Not everyone is going for the cheap golf cart sized car or the Mercedes. There are many people going for the middle of the road car. Business will change, but why is it only going to be two sides?

      Hi Tony. Thanks for taking the time to comment. I understand everything you’re saying and where you are coming from. With technology evolving, the writing has been on the wall for a while that the Realtor compensation model would shift. And in the coming years I believe that most agents who are trying to play the middle will be “eaten alive” I believe is what I said because most consumers will lean toward either discount services or agents who have a stellar value propositions and are charging what they are worth. If you are in the middle, I believe that will be a “bloody ocean” and a bad place to be. Just my two cents. 😃

    12 followups seems crazy, but thinking back to when I bought my house a few years ago, I remember even when I wanted to give up on looking, my realtor gave me a months time of space and then got back into following up with me. makes so much sense!
