Why run more expensive 12/2 NM-B Romex 20 amp wire for low-watt LED lights? Isn't this like using a fire hose as a drinking straw?
What I love about the metal roofing material as a siding…no butt joints!!! Hate butt joints in siding. Contractors have no clue how to stagger them to not look like a pattern.
We love it too! 2 years later and it looks and works great.
I guess my complaint would be all the line set being so visible on the side of the house. Is there no way to mount that stuff inside the wall?
We covered the line sets with the metal siding (bent and molded) but yes we could have dug out the styrofoam of the blocks and laid it in. We were just worried that if the systems needed repair, we had a leak in the lines, or clog in the drain lines, we would have to remove the siding off the back of the house. Now we can just unscrew the covers and replace the whole system if we need to.
Am I wrong that there’s a seam in the lite deck forms where the aluminum channels break? Wouldn’t that be the easiest way to run romex?
Are the interior walls ICF also? and then covered with sheetrock? Okay I watch the rest of it now. And only exterior walls are ICF. I wonder how much more your home would be resistance to tornado/hurricanes if interior walls were ICF also?
Can I check what adhesive you used to secure the quartz onto the steel/wood frame?
High strength construction adhesive.
I'm trying to figure out how to get the drawers in place
Check the tabs. The back part of the drawer glide has metal tabs that stick up. Make sure the drawer slides into that.
How is the sewer vent pipe flashed and waterproofed on the roof deck?
We used the same silicone rubber roofing material all around the pipe. No leaks two years later.
Did you add XYPEX to the basement concrete slab?
Yes we did.
@@LakeLotBuild Thanks. We just poured footers and added Xypex to the footers too. NOT cheap! Cost is about $50 per yard. Did you add Xypex to the second story walls too?
No. Only the slab, footer, and first floor. We have an ICF concrete roof and we added it there too.
I am currently building our ICF home and shop. I am still thinking over what type of HVAC system I want. How is the Mr. Cool HVAC system you installed holding up? One thing I am not clear about on with these systems is the filtrations. Do they have a removeable MERV-13 or 14 filter or is it just a foam material?
We love our Mr. Cool system. Our ERV has the MERV filter but the Mr. cool just has the foam filters.

Unfortunately concrete is not environmentally sustainable or responsible.
I've been looking into ICF homes for a while and one question I constantly have/had that no one really talks about are repair costs. I know the cement makes the walls extremely strong but its not indestructible and there aren't that many contractors with experience using let alone repairing such homes, so I was wondering if the prices were way higher in those cases compared to traditional/metal/etc. and if so by how much. Anytime I've seen ICF homes they are always advertised as a strong singular unit of cement, so in cases like storms or tornados when there are minor damages to the walls what is the process you go through, like do you just fill the hole with cement and patch up the wall or do you redo the entire wall/walls to keep it as that singular unit to maximize its efficiency.
We did ICF ourselves 20yrs ago. Basement walls 12in, windows on 2 walls. Floor over basement is concrete, roof is standing seam metal with full 8ft overhang with walk around porch. All metal interior framing & trusses. Love this house. Really like your choice of siding. We have no load bearing walls, exterior walls hold the trusses. Love this house❤️❤️❤️❤️❤️
Did the contractor that built the shell of the house also build the foundation?
Yes. We had a monopour of the footer and the first story walls.
Which model did you guys go with ?? Im currently shopping for a staircase for my deck. And paragon is looking like my best option. Thanks
We used Paragon. It looks great. I suggest getting it powder coated though. We just went with the primed one and then had to paint it.
How did you get the brackets to align? I have tried everything! 2:11
So there is a right way with the right end. So you have to literally try different ends with different ends of the bar. If you don't have the right end, it never aligns. Once you get the right end of the bar with the right piece then it lines up fine. I'm sorry I know it's annoying

Mr. COOL has worked great. We have really enjoyed the system. Very efficient and comfortable summer and winter.
This Panasonic ERV is pretty ideal, I like that you can control the outgoing and incoming air independently.
We are are wanting to build an ICF house in the Ozarks as well. Could you share the name of the builder you guys used? Having somebody with a lot of experience would be very helpful for us. Congratulations on the build!

We are in Missouri. We did nearly everything ourselves and the total was around $120 per sq ft (not counting the land of course). It would cost more than $200 a square foot if trades were involved in the construction.

No. We drew up the plans ourselves. John did the electrical and plumbing plan too.

That is a great idea for a video! It is doing great. In fact, we are just now getting around to finishing the drywall and painting the garage. We've been able to park in the garage several times and there's no signs of stress, strain or any problems. People inside the house and under the garage can't hear cars pulling in. We are very happy with it.

Doing great so far! The driveway has rebar, this is just a 3-4 inch lip.
Hey, I have a question. How thick are your foundation walls here? 6" or 8"?
12". The concrete is 8" and 2" of insulating polystyrene on each side.
At 7:06 I would have opened up the slot close to the wall, so that around the two rebar on the wall in each slot, there would be more concrete to keep the tensioned ends more secure on the wall capture, just in case the thin beam effect at the end cracks, and the rebar slips. I would even think that the light stuff would not go as far as the wall surface edge below. I am not so happy with the capture of the roof slab on top of the wall, He needs to be careful about the crown effect mentioned at 10:36 as there is no vertical ties to the rebar and when the crown settles the arc will be tensioned downwards putting the vertical web of the concrete narrow beam in tension. The integral structure would mean that the wall will buckle if the crown drops. That construction is going to drum the integrated walls and the roofs. The scene at 14: 27 makes my heart ache as the rebar emerging from the wall curving on to the horizontal are in the wrong position and that corner will not like any vibrations, putting the higher part of the concrete corner in tension hence cracking

The walls and foundation are done in a monolithic pour so they are one. There is no stress on the walls.
@@LakeLotBuild Wow! That's a huge plus! In the long run that's another way an ICF can save a lot of money b/c settling causes a domino effect of many expensive problems. Can decks be attached to an ICF after the home is initally built? Just curious how one would be attached since you wouldn't have a ledger board connection.
HVAC guy here. Alberta, Canada. HRV’s and ERV’s rarely get balanced on residential. They should be. Most people don’t even know to clean/change the filters on them.
Such an important point. We change our filter around every 3 months. They are expensive but it shows every time we clean it that it's time to do it.
So - what is the difference in a concrete block house and icf construction?
Icf construction has insulation on the outside and the inside of the concrete wall. It has an r factor of about r50.
Audio on this video sounds hollow and almost with an echo. Sounds like the people speaking are in a reverberating tunnel. Presumably this is the fault of the recording and not the way sound is perceived on site. Yes? Also: lake houses, just like beachfront houses, are always damp. It's all that water outside the house. I always wanted to live in Valle de Bravo, a. charming and absolutely beautiful colonial village on a large mountain lake outside Mexico City. Until I went there. The humidity is so intense that all the walls are damp. Just like you, your clothes, your hair, and everything else. Really unpleasant.
The videos are great but, speaking as a landscape architect and not an architect , what is the point of a lake house if you can't see the lake? Prune your trees!!

Hi, I didn’t read all of the comments, but here are mine. What is your frost level where the house was built? Where the house was built, was is the termite level and was that a consideration? I’m in S/E Idaho and our frost level is 36”. Thank you for your content.
Hi! We don't have a frost level here in Missouri, since everything on the outside of our house is concrete, including the roof, we didn't have to treat for termites. However, we would suggest everyone with traditional timber framed roof treat the ground for termites prior to building. Termites will go through the polystyrene and if they can find their way up to Wood they will get to it that way.
