talk cock on converting into dual key layout. First one: if put in kitchenette, where got space for bed. Second one:: The tenants on the 2 bedroom side can only assess the bathroom via the masterroom... Pls tell me with a straight face that this is particular. Why will any logical minded tenant wanna rent such odd layout unit from u over a normal layout unless you are renting it out dirt cheap. And if you are renting it out dirt cheap, what's the purpose of going thru this hassle then? Pls don't treat ur audience as fools pls... It only make u look like one if u think u can pull this off
I hear you, and that is exactly why not all units are able to be remod into a dual key apartment and Seng Wee has spent years to study the floor plans for many developments to compile a list of possible remod units. With regards to your first feedback, in some developers’ built dual key studio, the kitchenette is as small as a small sink with single hob induction size. For personal experience, Seng Wee has done up before studio with kitchenette and Murphy bed design in a 280sqft unit. On the 2nd point, ideally, we will want to have easy access to the bathroom for everyone living in the unit and the study of the structural wall is important to give the flexibility to create entrances. (We didn’t go into details on that here) As you correctly mention, overall remodelling dual key, it is crucial to make the eventual layout as livable as possible. If not, Coliving model could be explored too however it might not be feasible if you are intending to live in the unit as privacy would be compromised. It is the former that we are more focused on. Hope the above clarifies. We know audiences today are smart 👍
Comparing a 3BR DK and normal 3 BR, does former sell at higher, same or lower PSF on exit? Based on data from Stacked homes, DK usually cant command a premium in resale..
Sometimes reason for apparently not commanding a premium is also because the seller wants to exit more easily. They’ve earned plenty likely from the rental already and thus not so ‘intent’ on highest capital gains. So it really depends. We have also exited at high capital gains for dual key units (especially remodeled ones), just have to be patient for the right buyer.
Dual key units generally more difficult to exit?
we had a dual key unit that was bringing a high amount of cashflow. It ended up selling at a record price for the development. Harder in the sense if you sell to pure ownstay buyers. But if sold to the right buyer who wants a DK, it can fetch great value. And in the meantime while waiting for that buyer, enjoy the income it gives you!

Even so..don’t forget bank loan criteria a key factor too..wait till good time to enter,,may be old n not qualified to get bank loan..healthy property invest period is age 30-45, that’s provided salary increase uptrend, no way can time market since the bank tdsr n loan age in play..and future unknown cooling measures that deprive u to qualify buying a house when the real good market to enter..we don’t have extra years to time the Pty market based on every 5 or 10 years cycle..if u 40 now next good cycle could be 10 years later when u 50..ask your self how to enter with a first bank loan of 15 years, your salary better be 20k and above, even then what’s the point n objective??anuther 25 Xmas will pass away

Yes correct. Hard to wait for good time to enter as age and prices catches up. Not to mention lifestyle needs. So it really depends. Real estate cycles can be really long also! Good thing is that in Singapore we are stable and I believe govt has our back :)

1) yes not 100% sure as they could have submitted their development applications earlier. 2) subjective. I mentally placed it more ‘central’ based on position in the Singapore map, no regions mentioned

Ughh... so much fear mongering from someone who's about to be made redundant. Do you really think PAP would open up a portal to the public if it thinks Singaporeans are too stupid to use it? To get a property agent license, you just need to pass some MCQ question exams and only need to score a pathetic 60% to pass. You can probably just cram it all in a week or two. So many Ah Beng Ah Lian can pass. So basic, the course is even on SkillFuture. These are property agents, not lawyers. Is a property agent really any more qualified than you to easily deserve that $20,000 commission for merely being able to read English? The government clearly doesn't think so. Hence, this online portal. You can study as much as a property agent, skip the license and it still won't even cost you 10% of that commission that you pay some beng to do this shit.
Totally agree - the 2% selling fee has been tolerated for far too long, for essentially administrative steps that do not justify such fees. And don’t get me started on private housing (I equally hope that the middlemen get cut out there too), the amount of pressure sales tactics in a showflat, and the eagerness by lazy agents to push new launches to customers 🤮 A great move by the government and I’m hoping for more similar changes to come
That’s a very strong comment. I’m sure many will DIY, just want to share a perspective that cases are not always so straightforward. DIY is not new anyway. But just like travel agencies, good professionals would still thrive. The bengs like you said, maybe not so.

@@jimtaysg may i ask when govt tender land meant for Hotel development is it more or less expensive than residental land??? This is like a 25% "white site" -GFA harmonization at most 5% -Dont see developer have issue bidding Chuan Park en bloc close to 1billion. This land is 30% less than last GLS at nearby site and it has MRT right next to it. You like to spin it to your advantage. Dont be a hypocrite, just admit that developer is very bearish of the market.
I understand why you think commercial land is valued higher. But that’s not always the case. A lot depends on land specifications, market sentiment along with many other factors. I suggest you look at the previous GLS PSF PPR for commercial sites in relation to residential for a better comparison. I wouldn’t say it’s a blanket statement that commercial is higher… But anyway since you don’t agree with my reasons, what in your view is the reason?

Happened to chance upon this video. One thing sticks out is the way you guys compared Altura vs LG. You dont have to put down Altura just because you want to push up the sales of LG, essentially the way the lady said it at 18.54 "much better". I have no interest watching futher after that. Anyway, in case you wonder, no interest in both Altura and LG.
My personal view are pros and cons, but, certain points are for sure, 1. CDL is a more reputable developer, and 2. TOP for Lumina would be quicker. I personally represented buyers for Altura too so this was never meant to put down Altura. Thanks for your feedback anyways.

Yes I am investor and I really disgusted by oxley developer who failed to uphold its promises. They have been persistently late in the GRR and failed to uphold their promises. For me, Oxley has completely lost all its credibility. I will caution anyone from investing in Cambodia after our lousy experiences.
Absolutely I heard many stories people dumped their $$$ instead of investing. Personally I wouldn’t waste my money period! It’s corrupted country not under the table, on the table!
Yes, although I am still hopeful they will pay out the GRR. All owners should band together nevertheless. I wouldn't go so far to say that every investment in Cambodia is bad though, I have clients whom invested in other properties there and are doing well... but definitely have to exercise caution and not everything is gold!

Hey Jim! Thanks for the informative video. Would it be possible for couple to avoid ABSD on second property? Singapore wife with 1 condo solely under her name, married to PR husband with no property yet. Looking to get another home to live while renting the former condo.
Most welcome! Thanks for watching. Unfortunately ABSD remission is only possible for married couples buying their first property. Thus it will not be possible to avoid the absd (5% for PRs) unless you sell the first property and buy again. If you decide to do that, it is possible to own 2 properties without paying any ABSD.
