In this video I decided I would take you around with me to show you what I get up to on a day by day basis running my property investment business.
I checked up on a couple of houses we've just bought and a HMO renovation that we were getting signed off by the HMO officer. I also had a lot of work to get on with at the office and out and about.

    I lost over $75k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong.     Great video Jack, looking for some advise. Im looking to get into property, i have 1 BTL and want to keep adding. I’m not cash rich so would be looking at mortgages, however i have a demanding full time job and limited time apart from weekends. How would you suggest i build this in the background, while i’ll get enough properties to quit my full time job. Add more BTL’s, flipping, other?

      Glad you enjoyed the video! Either stick at your job and realise it’s a long term play. Or if you hate your job, quit it and find a job that pays better or start a business that allows you to build up capital faster. With the excess cash from your job or business, invest into houses that you can get at a discount and add value to

    I've seen a house,it's a two bedroom semi- Detached. This property also has 50% empty plot. So if you build another exact home you would have a front and back garden. I was thinking building four two bed flats maybe. Even five. With the fifth one you could have a good sized balcony/sitting area. What would you guys think ??? Do you think I would even get planning permission ???

    Great update Jack! I'm a silent lurker on your vids but just wanted to say i've had great experiences with DIY kitchens - for the price the units are really good quality compared to many cheap end competitors, I had a piece arrive incorrectly and they got me a replacement within a week. The only issues i had with them was that i was doing my kitchen during covid so they had huuuuge lead times, not sure what their current situation is. Enjoy your content as an engineer and someone who's interested in getting into property with a bit more cash behind me

    Great walk around, but PLEASE don’t do steps off the bi fold. The garden is big enough to do a 2 to 3 meter deck (cheaper than a raised patio) then wide steps down. Steps straight off the bi folds will spoil what is looking like a brilliant renovation

    Leave the fire surround, unless your removing the chimney breast. Heard good things about DIY but as always your need extra panels or a cabinet ect.... with Howden you'll get it that or at the very worst a day or later. I don't if there would be a delay with DIY. They mat be quick with courier delivery. If anyone has experience with this from DIY I'd be interested....usually go with howdens most builders know there system and is usually less hassle in the end

    Luxury Property Partners, take the US style of sales, celeb type agents, who use social media, put them on a commission (which means they are independent contractors and you pay them £0 if they dont sell); then get them to do social media and try sell high end £1mill to £10 mill houses - if they sell a home, Tyler takes 50% Thats the model - If you listen carefully, follow a few videos, and use your brain, you can pick up the big picture and learn to make sense of whats happening. I think for me, his paying for access to people who know how to do it, was key; in a way, he is very good at pulling together info to make links, like agents selling high end for higher fees - and ofcourse training is just a money printing machine, £0 down bar cost of a camera guy, and £xxxx in.

    Why do you not furnish inside? Sell it as a final product/finish versus a blank canvas. I’m debating between leaving my properties blank canvas (I think it’s more ideal for smaller houses as people have things they want to move in with). And then furnish and create a final product so to speak with more expensive houses to kinda sell a lifestyle/vibe. What’s your opinion on it?

    Hi Jack, great content and advice as usual. I do have a question though regarding property flipping. Say i want to be a full time property flipper, I have the capital there (around 100k) and I am very hands-on in the fact that I can plaster, I can do a lot of the DIY, my dad is an electrician and can do plumbing, and my brother is a joiner. Between us, we can flip properties pretty quickly and to a high standard while keeping costs low (since we're doing the work ourselves). My question is, how do I go about acquiring 6+ properties per year? Due to the fact that it takes around 2 months from buying the house until you get the keys. I cant help but think that once i renovate property 1, it will be months before i can start property 2. How do i minimize the time in between where i would essentially have nothing to do?. In an ideal world, i would finish property 1, move straight on to property 2 and then 3 and so on. But if it takes months to get the keys, how can i efficiently do 6+ properties in a year? Apologies if my question is unclear, but i hope you can see where im coming from. Best wishes, L

      You need to buy your first home first and see how it goes instead of thinking that far ahead mate buy one then think about 2nd 3rd etc

    15k over 9 months is a very slow process its not that great of an investmeant tbh but its good information. I suppose if you could do 6 months at 20k profit it would be alot better but its finding these deals. Thanks for the info me and my 2 brothers are about to put in 10k deposit each and 5k each for the refurb and fees.

    Save your money and do it yourself. If already in a home will just be a learning experience. Not that hard get builder round get surveys done save money rather than lining someone else's pockets
