Why no enclosed car garages?

Sanga Rosa especially Nuvali is a nice place to go shopping. However I'm skeptical if it's a good place for investments. Land prices in Nuvali are highly inflated at 50k pesos per square meter. These are mostly just investors flipping. It's a one hour and fifteen to twenty minute communite of SLEX with tolls and traffic from Makati. So, people trying to say this is a Makati of the south as bedroom community is disingenuous at best. I think better development opportunities will take place along CALAX in Cavite going to CAVITEX. This might land up faster than SLEX and new developments will take fold here at far lower price points.

As most real estate blog I have viewed for the Philippines market, the substance is so mediocre. I know the units are said to be customizable but when you present a price I would be very much interested on the materials used in the development. Like what type of stone was used for the countertop, what type of tiles where used for the floors and bathroom, what type of floor was used in the bedrooms eg planks, modified wood etc. what are the brands of the fixtures used. For a lay person, what is the concept of a brutalist design. I hope that in the succeeding presentation these items can be provided for a more wholesome appreciation of the product being pitched.

Just a word to the wise. If you're looking at buying any lots like Greenfield or anywhere in Nuvali, they are all highly inflated and speced out. Better you follow the CALAX corridor going from Silang to Kawait and merging with CAVITEX. There is plenty of open land in General Trias and these other communities that will escalate in value as commute times decrease to Manila. SM is building malls in Cavite as well and land could be had for a fraction of the inflated prices of Nuvali. Which means you stand to make far more on your investments.

Augusta, I think, is much more expensive than Abrio. Abrio is only 65k per sqm. The last time I checked, there were no available lots in Augusta anymore. I tried to contact Brittany, and they said that Augusta is on a waiting list basis.

I feel like sometimes sm malls are so gigantic and spread everywhere like a spy building of china. Their is control center on every building . You see them so aggressive on spreading their mall in every country. The sm mall of asia strip are mostly chinese when we will have more filipino business owners . I dont see sm even active on public bidding infrastructure. They are greedy on their own business . Maybe thats why china is always updated on whats happening inside the philippines every square inch of its land. I never knew sm is chinese i just thought always since kid it is filipino mall business for filipino only. I can feal patriotism to my country after all this craziness happening in our land against the aggressor nation. Sometimes i feel daught with chinese people reside in our country. Puro mall nalang yung mga important structures ang nawawala power plant like nuclear reactor. Metro system drainage system airports . Walang mangyayari sa pinoy nauubos lang ang pera sa mallling . Its time we see high quality public infrastructure. If i will be the president of the country i will not give them business license to spread more for just a mall unless they will give their fair share to bid and join public infrastructure
