    The price is high for north port. It is a tall house but: you can find a new construction in the area without the 4th bedroom and office with almost 200k less.

    For the price point, the living area is very small, dining area is a bit narrow, the sink should definitely be in the islandand the kitchen should be about 2 feet wider. i like the use of black fixtures and sluter strips. Exterior looks really cool. In that neighborhood it is not a bad deal if its that price with options shown.

    Truly interested... why are you facinated with this specific area? North Port spans 104.16 square miles (5 square miles is equal to 139,392,000 square feet) , hense there are many more parcels available. I am not a mathematician, used Google to convert.

    be aware of the 'activity centers' which regulate what type of land use can be developed. Bordering Yorkshire was to be only med/high density residential, commercial and industrial, however, the permit dept. allowed 68 homes to be built in three neighborhoods south of I75 (because rezoning NEVER took place and the planning dept did not stop building until 10/23) and now there is NO land use that can be developed besides singe family residential in these neighborhoods. I own a 1/4 acre lot there and it took 10 weeks and many, many meetings to get the Commissioners to discuss continued SFR which was a yes vote 4-1.

      Great Question! You can do research into the North Port zoning restrictions but to save you a little bit of reading, no RVs, campers or any other temporary living buildings are not allowed to be put on the typical 1/4 RSF 2 zoned lot.

    Question? Is Sarasota memorial hospital coming to activity center 3? I have two lots on Lamarque Ave… I75 is literally in my backyard… lol just wanted to know if I can build a multifamily home, I see it’s zoned for RSF-2. Thanks for keeping us updated on north ports progress.

      To answer your specific question I would need to see the exact parcel ID. As North Port has mentioned all this zoning activity changes so a lot that is in the proposed zoning may not be during the final zoning and vise versa.

      you can access the updated Comprehensive Plan on the NP website. It has been approved by the State and will have second reading July 23 in Commission meeting. It is not a done deal until 60 days after Commission approves second reading and then the 60 days for any appeals which would mean about end of October for finalization. I have a lot, I learned later was in AC6 which is currently zoned RSF2 for single family yet the Comp Plan (17 year plan old with NO rezoning) did not allow. With the persistence of lot owners who had pending build permits and demonstrating that there was no land use that would fit into the three neighborhoods on the south side of I75 as the planning department had approved over 68 single family homes up until 10/23 when the planning director stopped permits for single family. Commission finally agreed that SFH would be permitted in these three neighborhoods with a carve out along Yorkshire which is planned to be widened with addition of I75 exchange.

    There are a few houses in THE SHIRE but their Solar. FPL wanted to charge 80k to run power underground because of i75.

    I find it odd that you did not speak of the West Villages and Wellen Park portions of the city of North Port. I hope you are not one of the people who think that those communities are in the unincorporated portions of Sarasota county. Or even worse agree with some of the people there who think they are in the city of venice. I try to tell them to look at a map and realize the city of venice is nowhere near where they live. Unfortunately their go to excuse is always for them to fall back on is that the zip code says venice. Please always include every part of the communities that are within the city limits of North Port when speaking of North Port !!!!!!!!!

    Oh honey it is busy! the traffic is absolutely horrendous. Nobody knows how to drive here. It's way too busy and all they do is keep building and more people coming in and congest the roads even more. North Port is unfortunately exactly like up in Sarasota 😞.

    Hmmm. I'm the guy that would chainsaw those "heritage" trees down on my own with no $5600 in permits from big daddy government. Blame it on the dirt bikers if anyone says anything, which they won't. Also, turtle is getting relocated across the street.

      Problem is if you get reported you get really screwed by both the permitting and the state. Many of the people in the area have a penchant for videoing others.

    Solid info Noah! Tip on the property stakes...drive 24" rebar into the ground to mark where the stakes are. It takes a lot of work to pull them out, and most people can't see them. Use a metal detector to relocate them if the trespassers pull out the wooden ones. Also, put up no trespassing signs, and alert the local police.

      Its great advice for the typical homeowner, but when building our survey company comes out multiple times throughout the built to shoot new surveys and they need their original markers. We also put up construction signs once we commence construction on top of the use of security cameras so once we do that we typically do not have any issues.
