Lived in Natomas about 8 years…great place to live. Yes, no bars etc here but we are a 10 minute uber away from downtown/midtown Sac and everything is there. I love it here because it is really diverse…we have everyone from everywhere a true melting pot. And it is safe…crime is low you can go for a stroll around the neighborhoods and parks at night with no worries. And being a 10 minute uber to the airport is awesome as well.

That’s the stupidest advice ever because then you’d have to pay PMI for DP below 20% and likely you’d have to pay that for about 4-5 years or until you refi. I’m a RE and MLO. My advice is simple: obtain a loan payment (PITI) that you can comfortably afford. If not then just wait if you can. Do not force the issue.

If you want to buy a house, don't do it in today's market. With these interest rates, when they fall, and they will, you will be what's called upside down in your mortgage. Your loan to value will not be correct and you will owe more on your house than what it is actually worth if you purchase one in today's market. How do I know this? Cuz I worked in the mortgage industry last time this s*** happened. And when the rates went down again to where they should have been in the first place, I took the job of helping people fix their mortgages, refinancing them. At least the ones that were able to do so. Wait to buy a home after the Market's better or after this Administration is gone and we have an Administration that gives a s*** so the rates go down.
