How do they compare with feldo or Anderson?

Hello, suppose a part of a property is within Flood Zone. But, the other portion of the property is not in Flood Zone, meaning it's above the BFE. Would a house that's not in the flood zone still be required (by a lender, for instance) to have flood insurance?

If after closing county removes exemption (when seller died few years back), who is responsible? And will title insurance cover back taxes?

Do you know where they're getting the data from? (i.e. Blackknight, corelogic, or first american)

Nice review Seth. I use it. Scrubbing out landlocked parcels and lots with structures on them has always been a pain point and this really helps to solve that problem. All land investors should try it!

Was wondering if the subscription price is apart from the export cost, or if like DataTree, you pay the extra $.06/record after you've spent the amount of the subscription for that month. Does that make sense, for instance if on the Platinum plan, would you get 999 records a month under that $59.95?

people here complaining of a 5% return… the first thing you should do is to not only put money once but also buy all the way down and up. It is not a good strategy to just buy a lump sum and wait. Put a lump sum AND keep investing AND if you don’t have time for fundamental analysis diversify.

After 4 years in Fundrise, I have seen a 5% decline on my $10000 investment. Overall, it's rather meh. I like the idea, but it's just too slow and too little. I attribute the 5% decline obviously to 2023/2024 in which the market sucked, but even before then, the gains were not really seeing they'd be worth it. I'll just take out later and invest in something a bit more steady, even if just as slow.

Please put the rent at least 6:50 to compensate for utilities new businesses often end up short on rent sometimes so if you want 500 charge about $650 to compensate for utilities and also shortages or non-payment of rent it gives you some wiggle room for a nice tenant who's having a slow start or a dip down in business

Geez no frost protection in Michigan? I'd have a tough time moving forward without it. I can see omitting frost walls, but would still put rigid foam down 24" out to prevent frost heaving. Hopefully you have a good dry subbase and proper drainage.

Good encouraging video. I first discovered the idea of land flipping almost 2 years ago, and starting in January I joined one of the communities like yours. Things are tight right now and I'm not yet confident in all the more creative financing methods, so I've only sent a few letters on properties I absolutely know I can sell for a profit, but no responses yet. As I gain knowledge and confidence I've started flipping older video game stuff to make a little extra cash. I disassemble, clean, repair, and sometimes mod them. In the end the dollars per hour is a lot less, but I'm getting skilled at following the market, making deals, making sales. I hope to switch back to land next year.

I just wanted to note that I am a former RE paralegal & I really wish some attys would take the time to explain a title exam to their clients; I’d say around 89% of buyers don’t even care to know what a title search is, or what it entails etc; most times they don’t understand how important it is and I don’t think it’s fair that these clients are charged a legal fee and are expected to just “do their homework” 😕 Note to self: When you are considering using a Real Estate Attorney, make sure they are able to comprehensively explain the importance of title in depth. Make sure those attorney fees are worth your while! 💵💰
