    Could've saved money hiring handyman/carpenter/painter etc instead of a contractor but more involved work. The place looks really good tho. I'd say even making a break even would be considered profitable in the long term. Good luck!

      Yeah, I definitely would not mess with those regulations. I’ve had a couple students that ended up being fined thousands of dollars. It’s really hard to find a six month or longer claim.

    Where do you find tenants for Midterm rentals? Never had luck with Zillow or furnished finder

      Airbnb, if you’re not on there, you should be. I also directly go to companies like hospitals, any construction that’s happening in our market that is larger scale. And corporate companies in my backyard that happened to have seasonal workers or folks that come on assignment regularly.

      Trading is difficult, I'd spend the five grand on education for trading. It's not easy. Investing is different, that's easier. Short term or long term gain is the question.

    Hi Jesse, I see you list 1 white sheet set and 2 gray sheet sets per bed on your checklist. Do you use the white for photos only and then leave the gray ones? Have you ever experimented with just leaving 1 super cheap white set and just replacing it after each guest stay. I’ve been having trouble with mid term guests staining all my sheets.

    I was a stay at Home mom with no money in my IRA or any savings of my own, which was scary at 53 years of age. Three years ago I got a part time job and save everything I make.     On Airbnb, how do you handle pets/service animals? Airbnb says we can't reject booking requests from a guest with service animal, I have other guests in the house that are alergic to furs. How do you handle that?

      I always allow pets in my property. They can be a pain, but honestly, it’s a massive opportunity, especially with people who like to bring their animals with them only about 30% of listings allow pets. You’re not typically supposed to react but honestly it’s your property do what you feel is best.

    So to get people that need housing because of insurance needs you pretty much have to have availability in your rental inventory so if you only have one or two rentals or availability is crucial and so you’re probably already gonna be full and this may not work out. Am I correct?

    Jesse please answer my question. Please don't avoid the question. What kind of insurance policy do i need to get when I rent the house per bedroom? I have been asking and calling a lot of insurance agencies that refuse to insure the house if I rent out per bedroom unlest it's a short term rental under 30 days. Can you name a carrier and policy type? Thank you!!
