If the seller is willing to give and buyer is willing to receive money in lieu of repairs then yes, that would be fantastic. I've had enough deals to know some buyers "just want it fixed" and some sellers say "I'll just take care of it" because they have a home warranty or some other reason. Either way, the message here is if you can fix it before listing it for sale it would be best to do so.

you could be correct. but when the purchaser's agent writes "all work to be completed by licensed contractor"in the repair request, that means that a licensed contractor must fix it. That is what happens MOST of the time

that would be a decision for the home seller to make, not me. but that verbiage is usually in there.

@movingtorichmondva It's always been my belief that if the buyer wants to pick a contractor and ask for work to be done from an inspection. Cut them a check at closing, and they can do it after closing. Too many "that's not right," "why wasn't that done this way,"and "we need that re-inspected," at the walk through. The issues sellers MAY address are usually appraisal, in my experience. Handrails, peeling paint, GFCI, etc. Stupid nonsense. If your bank is asking for things, that's your problem, IMO. But if it's an issue for this appraiser, it's probably an issue for any appraiser. Wait for cash, or fix it. Pretty much only 2 options. I've had buyers install handrails before closing. I myself have scraped and painted a few windows. Just to get the deal done. Not in this market, but back 15 years ago or so.

for sure, I always try to get the buyer to accept cash in lieu of repairs, it's always easier and don't have to deal with reinspections. And yes, lender required repairs must especially if the person is using FHA, VA or USDA. I just basically like to get the point across that if you have any intention of fixing it yourself then do it before we list it for sale and don't wait for the purchaser to find it. You wouldn't believe how many people can't grasp that concept.

I agree on with you on the first part but how do agents inflate everything. I would say interest rates, economy and demand drive prices.

I initially thought the exact same thing! the high def of the video quality doesn't come through but he was finding everything! unsealed nail holes and all! He combed up and down for a while and had spare batteries. The short video I made makes it look like it was completed a lot faster than it really was. A lot of home inspectors are using drones and it's becoming more popular. I suppose you need a good lens

Did you actually date and time your comment and add a flag for no reason?? I'm usually not one to criticize or make fun of ones age but if you're under the age of 60 I'd be surprised. CZcams comments are not email my friend we don't need you to date them.

The major misuse of commas in your statement is concerning, especially when you are attempting to correct someone. Also you put a space before your last comma. You should've just said, "It's a steel ball, not a ball bearing." However, doing so would put you in the wrong because they are called steel ball bearings.
