    I thank the LEBANESE Andrew Lutfi for building such luxury for us in Montreal and several others, it reminds me of the luxury malls of Beirut and Dubai, I love how the natural light penetrates throughout whole mall, I hope that a FERRAGAMO store will open there my favorite luxury brand

    Love Montreal but it has a long way to "get it together," especially as it seems to be going the wrong way year after year. Quebec politicians (province and municipal) are extremely lost and incompetent.

      Hi Chris, I believe we will see more appreciation in Griffintown over the next 2 to 5 years. The downtown and Griffintown markets were the most affected by Covid. The foreign buyers ban has also kept these markets quite flatlined. Once the ban gets lifted and as more and more companies, bring the workforce back downtown I expect the prices in these areas to spike. Interest rates will also play a role in this. Between the interest rate increases and the increase in condo fees due to the law changes in 2022 it became more and more difficult to justify purchasing a unit in these areas versus renting one.

    Advice from a middle aged citizen who researched this topic at length. Sign the lease, than a month later ask for proof of residency or tax filings. 😉 if there’s no proof whatsoever. Start remitting! And as per section 215 (6) of the income tax act, you must collect any arrears due from the rent to pay the CRA. You don’t want to potentially get stuck with the equivalent of a car payment when you leave the location. 🙏🏿

    I live in Montreal and yes, you’re lifestyle plays a huge role. But $2000 a month CAD or US for 1 person is very unrealistic in Montreal. Taxes are out of control, gas, food prices, restaurants, rents are skyrocketing, but utilities are cheap. This city is equal to if not more expensive than a California city.

    Wow a whole video about why move to Montreal without mentioning once about french culture and language, just like if we Québécois don't exist. Anyone wanting to live in Montreal should absolutely be ready and willing to put on the efforts on learning French, that is a must for a successful integration. Hélas you make it look like it does not exist.

    Sell your 1m property for $20,000 cash paid out in $50 Canadian gold maples. It's gov issued legal tender. How can they argue you didn't sell your property at a loss? You write a 980k loss. You convert your gold to Bitcoin, get on a plane and you buy assets in a good country.

      Gold maples are tax exempt already. And since it's legal tender, the gold value is irrelevant. You bought the house for 500k it's worth 1m and using the same currency (Canadian dollars issued by the government) you sold it for $20,000

      I was considering charging rent like that so I can get tax back because I'm "poor" I can make up to 1.5m dollars per year like this and still be at the lowest tax bracket. I can charge rent for $15 dollars per month paid in gold maple leafs.

    Very inaccurate info about Montreal. The cost of living in Montreal in 2024 has reached Toronto and Vancouver if not more. entertainment, food, cafes,, going out ,public transit. Rent is little bit cheaper bit you pay the highest tax in Canada and it brings your disposable income down .

      We definitely pay the highest taxes. In terms of food and cafes, I still get a sticker shock every time I go to Toronto and Vancouver.

      @@ljaguinaga Not really ! I go every year to Montreal and carefully compare the prices. IN Montreal my bills are higher now than in Vancouver bc of the higher tax and tips on top of the already high prices. At the very minimum the starting prices are the same as in Vancouver. Starting price in Greek tavernas or French restaurants in Montreal in November 2024 were already minimum 30-40 $ for one dish Men's haircuts in a nice but not luxurious salons in Plato Montreal typically start from 45-50 minimum + tax and tips. Exactly the same as in Vancouver . Professional massage therapy session in Montreal now costs 120 $ nearly the same as in Vancouver. Prices in Jean Couture are about the same as London drugs in BC chain for all the same brands and goods + higher sales tax which adds up at the end of the year. Fitness clubs are also about the same price on memberships. Not to mention to the fact that professional salaries can be lower in Montreal and more taxed on comparing to Ontario and BC. Sadly, but Montreal is no longer a win but still more pleasant to live in for sure provided you speak decent French and ok with long and cold winters.

    Can I seek clarification on something? Are you suggesting that the court held that the purchasers could not reject the offer, subsequent to their inspection of the property, because they held an old, destitute property to contemporary standards?

      Hi, that is correct. Essentially the courts said that the issues that they tried to hold the property accountable for where not realistic expectations of a property of it's age. Additionally the dates and timelines of the events did not help the buyers. It made it seem like it was more so a case of buyer's remorse than actual issues.     Probably a bad judgement! Most times the cancel clause does NOT specify reasonable justification for cancellation! Usually you can have ANY justification for cancellation!

      In Quebec the inspection clause reads as follows, the word significant is the trigger. "This promise to purchase is conditional upon the BUYER being permitted to have the IMMOVABLE inspected by a building inspector or a professional within a period of "x" days following acceptance of this promise to purchase. Should this inspection reveal the existence of a factor relating to the IMMOVABLE and liable to significantly reduce the value thereof, reduce the income generated thereby or increase the expense relating thereto, the BUYER shall notify the SELLER, in writing, and shall give him a copy of the inspection report no later than the 4th day following the expiry of the above-mentioned time period, before 8:00 pm. This promise to purchase shall become null and void upon receipt, by the SELLER, of this notification together with a copy of the inspection report. Should the BUYER fail to notify the SELLER within the time period and in the manner specified above, he shall be deemed to have waived this condition.

    If there was a laundry list of things that came up on the inspection, then i think the courts made an unfair ruling. Just because the house is 50 years old does not mean buyers need to expect the house to be in a 50 year old state. A new electrical panel is costly and could have been updated by prior owners over time. A negative slope on the property(especially where there wasn't one before) is cause for concern on future foundational issues. A judge shouldn't be able to dictate how comfortable a prospective buyer should be about the repairs they would have to perform on their new house.

      Unfortunately, unless the seller's declaration form or the listing states that the property has been upgraded, the assumption must be that all other systems are from the year of construction. Negative sloping is a problem, but also present in 95% of homes. Homes tend to settle in the 5-10 years following construction bringing them lower in respect to the surround ground. Correcting the grading is standard practice.

    the aptly named ',welcome tax'' municipality: Welcome to Mayberry...here is your bill for land transfer... 5000$ Homeowner: what services were provided for this bill? Municipality: well, we updated our file for your street address, naming you as the new owner of the home on 44 Elm street. That took about 15 minutes. Resident: 5000$ for 15 minutes work?? Municipality: we know it's robbery but given that you're already paying 500,000$ for your home we figured you wouldn't notice an additional 5000.00. We have to grab revenue where we can. We screw the owners of new homes a second time. We charge the home builders 15,000 in permits to hook up the home drain and water connection to our network but they pay for all the work and pass it on to the home buyer.

      I'd have to see what portion of our municipal taxes are going towards these bridges. I thought some bridges were federal or provincial jurisdiction. Still coming out of our pockets, but on a more macro level.

      @@ljaguinaga I think it's actually a mix, but still, center-city residents effectively give a welfare hand-out to people in the burbs, at a national and/or local level, and that's just not fair, and should be brought up more often in political debates. They should pay for what their lifestyle actually costs, relatively speaking, for the government to sustain it. You want to live in the middle of nowhere? Well fine, but here's your much higher car registration fee, your much higher water tax and so on. And that's not even touching what an environmental disaster sprawl is.

    Tell old people to sell back their homes to banks and speculators why? So scummy developers can rent them out at twice their value? Hold on to your homes and pass them on, or independently sell them to young families. Reverse mortgages are a fear based scams to keep people from owning homes.

They are financing up to a maximum of 55% of the appraised value at the time they take the loan on a lump sum or monthly basis in order to have cash flow to continue with their everyday living expenses. During this period the property continues to appreciate, and they get the pass on the balance to their heirs. They can also choose to sell it at anytime. It’s not necessary for everybody but it is an interesting strategy for some.

    no mention that french is the national language in Québec ??? and MTL is the economic and cultural métropole of Québec but it is the only thruly bilingual city in canada so adressing québecois in english is innapropriate
